Ranch-town roots, ocean breezes and an easy 101 commute
Camarillo sits on the eastern edge of the Oxnard Plain, where farm fields give way to the Santa Monica Mountains and the Conejo Grade. It grew up around the Camarillo family's ranch and still carries some of that ranch-town feel: tidy neighborhoods, a walkable Old Town along Ventura Boulevard, and strawberry and row-crop fields at the edge of town.
For buyers, Camarillo is often the middle ground of Ventura County. It is a few minutes inland from the beaches of Oxnard and Port Hueneme, so summers stay mild, and it sits right on the 101, so Thousand Oaks, Ventura and the San Fernando Valley are all reachable for work. Housing ranges from 1960s and 1970s single-story tracts to hillside homes with views, newer planned communities, and several well-known 55+ communities.
Most local parks, the community center and youth sports programs are run by the Pleasant Valley Recreation and Park District (PVRPD). Larger spaces include Freedom Park, Mission Oaks Park and the county's Camarillo Grove Park at the base of the Conejo Grade, which connects to trails on the hillside.
The Santa Monica Mountains rise just south of town: Point Mugu State Park and its Sycamore Canyon and Big Sycamore beach access are about a 20-minute drive. Beaches in Oxnard and Port Hueneme are 15 to 20 minutes west.

Electricity: Southern California Edison (SCE) owns the lines, reads the meter and sends the bill (sce.com, 1-800-655-4555). Camarillo is a member of Clean Power Alliance (CPA), so homes are enrolled in CPA for the power supply by default; the default tier is 100% Green Power. Customers can switch tiers or opt out at cleanpoweralliance.org or 888-585-3788.
Natural gas: Southern California Gas Company (SoCalGas) (socalgas.com, 1-800-427-2200). Some rural and hillside homes use propane instead, so check the listing.
Water: Varies by neighborhood. The City of Camarillo Water Division serves central and western Camarillo (805-388-5373); Camrosa Water District serves the east side and Santa Rosa Valley (805-482-4677); California American Water serves Las Posas Estates; small mutual water companies (Crestview, Pleasant Valley Mutual) serve some hillside areas. Use the City's water service area lookup.
Sewer: Camarillo Sanitary District (City) or Camrosa Water District, depending on the address. Some outlying homes are on septic.
Trash and recycling: E.J. Harrison & Sons under the City franchise; since July 2025 Harrison bills residential service directly (805-647-1414, ejharrison.com).
Internet: Spectrum (cable) is the most common wired option; Frontier or AT&T offer DSL or fiber depending on the neighborhood, and fixed-wireless (T-Mobile, Verizon) and satellite services fill gaps. Look up the exact address on the FCC National Broadband Map.
