About Westlake Village

Westlake Village was laid out in the 1960s as a master-planned community around a man-made lake, and the county line runs right through it. The small City of Westlake Village is in Los Angeles County; the neighborhoods on the Ventura County side (still called Westlake and sharing the 91361/91362 ZIP codes) are part of Thousand Oaks.

That split matters to buyers: it changes the school district, the water provider, some fees and services, and which county assessor sends the tax bill. Either way the setting is similar: lake and hill views, mature landscaping, offices and shopping close to home, and the Santa Monica Mountains a few minutes south.

Lifestyle & things to do

  • Westlake Lake is the centerpiece; lake access and boating are generally tied to living in a lakeside association.
  • Shopping and dining cluster around Westlake Plaza, The Promenade at Westlake (Thousand Oaks side) and the Westlake Village Inn area.
  • Several corporate headquarters and medical offices are here, so many residents work close to home.
  • Malibu's beaches are about 20 to 30 minutes over Westlake Boulevard or Kanan Road.

Parks & outdoors

Trails start at the edge of town: the Santa Monica Mountains National Recreation Area surrounds the south side, and Sandstone Peak and the Circle X Ranch area are a short drive away. Lake Eleanor Open Space and Triunfo Creek Park offer close-in hikes, and the Ventura County side connects to Conejo open-space trails such as the Los Robles Trail.

Schools

  • City of Westlake Village (LA County): served by Las Virgenes Unified School District, including White Oak Elementary, Lindero Canyon Middle School and Agoura High School.
  • Westlake area of Thousand Oaks (Ventura County): served by Conejo Valley Unified School District, including Westlake High School.
  • Several private schools operate in and around Westlake Village.

Because the district depends on which side of the county line a home sits, always confirm with the district for the exact address.

School boundaries change. Verify the assigned schools for any address directly with the school district.

Neighborhoods

  • The lakeside associations: original 1960s-70s homes around the lake, some with private docks.
  • Family neighborhoods on the LA County side near the Las Virgenes schools, from the hills above the lake to the areas along Lindero Canyon Road.
  • North Ranch and the Westlake neighborhoods in Thousand Oaks: larger homes, golf-course and gated communities.
  • Condo and townhome communities near the lake and along the 101 offer lower-maintenance options.

Getting around

  • Freeways: US-101 runs along the north edge, with exits at Lindero Canyon Road and Westlake Boulevard.
  • Approximate drive times (light traffic): Thousand Oaks 10 min, Woodland Hills 15 min, downtown Los Angeles about 45 min (much longer at rush hour), Malibu coast 20-30 min, LAX about 45 min via the 405.
  • Airports: Hollywood Burbank and LAX are both under an hour in normal traffic.

Utilities

Electricity: Southern California Edison (SCE) owns the lines, reads the meter and sends the bill (sce.com, 1-800-655-4555). The City of Westlake Village is a Clean Power Alliance (CPA) member and defaults to the Lean Power tier; the Ventura County (Thousand Oaks) side defaults to 100% Green Power. Customers can switch tiers or opt out at cleanpoweralliance.org or 888-585-3788.

Natural gas: Southern California Gas Company (SoCalGas) (socalgas.com, 1-800-427-2200). Some rural and hillside homes use propane instead, so check the listing.

Water: The City of Westlake Village is served by Las Virgenes Municipal Water District (818-251-2100). On the Thousand Oaks side, water usually comes from California Water Service (805-497-2757) or the City of Thousand Oaks.

Sewer: In the city, trunk sewers and the Tapia Water Reclamation Facility are run by Las Virgenes MWD, and neighborhood mains are maintained through the county's Consolidated Sewer Maintenance District. The Thousand Oaks side is served by the City of Thousand Oaks.

Trash and recycling: Waste Management (WM) under the City of Westlake Village franchise; Athens Services on the Thousand Oaks side.

Internet: Spectrum (cable) is the most common wired option; Frontier or AT&T offer DSL or fiber depending on the neighborhood, and fixed-wireless (T-Mobile, Verizon) and satellite services fill gaps. Look up the exact address on the FCC National Broadband Map.

Providers can change from one street to the next. Before you close, confirm each service for the exact address with the provider (or ask us and we will help).

Service providers can change from one street to the next. Buyers should confirm every utility for the specific address with the provider, the city or the seller before closing.
