About Oak Park

Oak Park is a planned community of hills, oaks and greenbelts tucked between Agoura Hills, Westlake Village and the Simi Hills. It is not a city: it is unincorporated Ventura County, so the County provides land-use and law-enforcement services, while a park district, a water and sanitation district and its own school district handle the rest.

The school district is the headline for many buyers. Oak Park Unified is small and centered on this community. Housing is mostly 1970s-2000s single-family homes, townhomes and condos, with very little commercial sprawl.

Lifestyle & things to do

  • Daily needs are covered by neighborhood shopping centers along Kanan Road and Lindero Canyon Road; Agoura Hills and Westlake Village are minutes away for more.
  • Community life centers on the schools, youth sports and the parks.
  • Malibu's beaches are about 25 to 30 minutes over Kanan Road.

Parks & outdoors

Parks are run by the Rancho Simi Recreation and Park District, including Oak Canyon Community Park. Greenbelts and open space weave through the neighborhoods, and trails lead into the hills toward the Cheeseboro and Palo Comado Canyons area of the Santa Monica Mountains National Recreation Area and China Flat.

Schools

  • Oak Park Unified School District runs the local elementary schools, Medea Creek Middle School and Oak Park High School, plus an independent-study option.
  • The district is small and draws families specifically for its schools; rules for out-of-area enrollment are set by the district.

Confirm the school assignment for a specific address with OPUSD.

School boundaries change. Verify the assigned schools for any address directly with the school district.

Neighborhoods

  • Single-family neighborhoods on the hillsides off Kanan Road and Lindero Canyon Road, many with greenbelt access.
  • Townhome and condo communities near the shopping centers.
  • Many neighborhoods have HOAs; review CC&Rs and dues when comparing homes.

Getting around

  • Freeways: Kanan Road and Lindero Canyon Road lead south a few minutes to US-101.
  • Approximate drive times (light traffic): Westlake Village 10 min, Thousand Oaks 15 min, Woodland Hills 20 min, downtown Los Angeles about 45 min to 1 hr (longer at rush hour), Malibu coast 25-30 min.
  • Rail: The nearest Metrolink stations are Simi Valley and Moorpark (about 25 min).

Utilities

Electricity: Southern California Edison (SCE) owns the lines, reads the meter and sends the bill (sce.com, 1-800-655-4555). Unincorporated Ventura County (including Oak Park) is a member of Clean Power Alliance (CPA), so homes are enrolled in CPA for the power supply by default; the default tier is 100% Green Power. Customers can switch tiers or opt out at cleanpoweralliance.org or 888-585-3788.

Natural gas: Southern California Gas Company (SoCalGas) (socalgas.com, 1-800-427-2200). Some rural and hillside homes use propane instead, so check the listing.

Water and sewer: Triunfo Water & Sanitation District supplies water (800-613-0901) and sewer service (805-658-4690); sewer fees are collected on the Ventura County property tax bill.

Trash and recycling: Athens Services under the County's contract for this area (805-856-0113). The County's interactive map confirms the hauler by address.

Internet: Spectrum (cable) is the most common wired option; Frontier or AT&T offer DSL or fiber depending on the neighborhood, and fixed-wireless (T-Mobile, Verizon) and satellite services fill gaps. Look up the exact address on the FCC National Broadband Map.

Providers can change from one street to the next. Before you close, confirm each service for the exact address with the provider (or ask us and we will help).

Service providers can change from one street to the next. Buyers should confirm every utility for the specific address with the provider, the city or the seller before closing.
